Terms of service

The portal lets residents of Liveway Lon Apartments view their monthly statement and pay rent and associated fees by card. It is a convenience for making payments — it does not replace your lease. If anything in these terms conflicts with your signed lease agreement, the lease governs.

Accounts are issued by the leasing office to residents named on a lease. You are responsible for keeping your password confidential and for activity carried out under your login. You must set your own password the first time you sign in.

Tell us immediately if you believe someone else has access to your account. We may suspend an account to protect it, to investigate suspected fraud, or when a lease ends.

Do not attempt to access another resident's information, probe or disrupt the service, or use it in any unlawful way.

Your statement itemises the amounts due for the period — rent, trash, pest control, amenity fee and metered water — each shown as its own line. Water is billed on actual usage between a monthly minimum and maximum, as set out in your lease.

Amounts are due on the due date shown on the statement. Late fees, returned-payment fees and other charges are governed by your lease, not by this portal. We may correct a statement that contains an error; if a correction changes what you owe, the updated statement will show it.

Card payments are processed by Stripe. By submitting a payment you authorise a one-time charge to the card you provide for the total shown at checkout, and you confirm you are authorised to use that card.

A card processing fee is added to the balance at checkout and shown to you before you pay. It covers the cost charged by the card networks and is passed through at cost. It is not applied to payments made by check, money order, cashier's check or cash at the leasing office, and it is not credited against the rent you owe.

Only the rent and fee portion of a payment reduces your statement balance; the processing fee is consumed by the card networks.

A payment is applied when the confirmation from Stripe is received and verified. Submitting a payment in your browser is not itself proof of payment — your payment history and receipt are. If a payment is declined, no money is taken and the balance remains due.

You authorise us to charge only the amount displayed at checkout. We do not store your card number and we do not set up recurring or automatic charges without a separate, explicit authorisation from you.

If you believe you have been charged in error, contact the leasing office within 60 days of the charge. We will investigate and, where a refund is due, return it to the card originally charged. Refunds cannot be issued to a different card or by another method.

Initiating a chargeback with your bank does not pause your obligation to pay rent under your lease. Please contact us first — most disputes are a billing question we can resolve faster than the card networks can.

Rent paid for a period you occupied is generally not refundable. Refunds are issued where a charge was made in error, where a duplicate payment was taken, or where your lease or applicable law requires it. When a refund is processed, the rent portion is credited back to your statement, which will then show as owing again.

We aim to keep the portal available at all times but cannot guarantee it. It may be unavailable for maintenance, or because of a failure at Stripe or another provider. A portal outage does not extend your rent due date or waive a late fee under your lease. If you cannot pay online as the due date approaches, contact the leasing office and pay by another accepted method.

Our privacy policy explains what we collect, how we use it, who we disclose it to and how we protect it. It forms part of these terms.

The portal is provided on an “as is” basis. To the fullest extent permitted by law, we disclaim implied warranties of merchantability and fitness for a particular purpose.

To the fullest extent permitted by law, our total liability arising out of your use of the portal is limited to the amount of the payment giving rise to the claim. We are not liable for indirect or consequential losses. Nothing in these terms limits any liability that cannot lawfully be limited, or affects your rights or our obligations under your lease or under applicable landlord-tenant law.

We may update these terms. The date at the top of this page shows when they last changed, and we will notify you through the portal or by email before a material change takes effect. Continuing to use the portal after that means you accept the updated terms.

These terms are governed by the laws of the State of Texas, without regard to its conflict of laws rules. Disputes are subject to the exclusive jurisdiction of the state and federal courts located in Collin County, Texas.
